Spring Market
Spring doesn’t mean easy. It just means busy.
Spring doesn’t mean easy. It just means busy.
This time of year usually brings momentum—more listings, more buyers, more movement. But this market isn’t playing by the usual rules.
Activity is up, but not aggressive. Buyers are watching, waiting, second-guessing. Sales are softer than last year, and confidence hasn’t fully come back yet.
At the same time, inventory still isn’t where it needs to be. Yes, there are more options than the peak frenzy—but not enough to create real downward pressure across the board.
So what you’re left with is a market stuck in the middle.
Buyers feel like they should have leverage—but don’t always.
Sellers expect strong prices—but aren’t always getting them.
That gap is where deals either get done… or fall apart.
A lot of buyers are sitting on the sidelines hoping for rates to drop or prices to correct further. That might happen. It might not. And even if it does, it won’t hit every property or every neighbourhood the same way.
Some segments are already adjusting. Others are holding firm. And higher borrowing costs are still doing most of the damage when it comes to affordability.
So no—more listings doesn’t automatically mean better opportunities.
It just means more noise.
Strategy beats timing
Trying to “time the market” right now is a losing game.
